Well maybe some spoilers so:

The 4 horses appear randomly in certain areas. The unicorn and Chupacabre don't appear till after the Undead Hunter challenges are finished.

I beleive after you catch death, or the unicorn. Or get all the undead challenges finished you unlock all 5 deeds to all the horses.

I am 100% positive on this, I am 0% positive on the method you do it by. An dI am too lazy to look.

After you get Death and complete the challenge associated with it, you will get the deeds to all 4 horses. though Death is fucking awesome. You will most likely want to keep it.

Ya I beat it and I have the deeds now. I will only use te one with infinite health for killing the bears and cougars with a torch. Now I need to find the unicorn.
